Our fixed price eQuote details our fee which includes the following comprehensive services:

Site survey:
Our survey is a dimensional survey to ascertain the sizes of the rooms and external appearance. Our survey is not a conditions survey where we report on any defects to your property. If this type of survey is required then we would recommend that you contact a Chartered Surveyor or Structural Engineer.

Design Consultation:
We will discuss your proposal in detail with you on site. We will give you ideas and options to make best use of the space whilst complying with your Local Authority guidelines and use this brief to produce the scheme drawings and specifications.

CAD (Computer Aided Design) Plans service:
[Scheme drawings may include some or all of the following as applicable to your proposal]

  • Architectural Design
  • CAD Layout Plans & Block Plans
  • CAD Floor Plans-Existing and Proposed
  • CAD Elevations-Existing and Proposed
  • CAD Cross-sections & details
  • Room Areas
  • Building Specification Document
  • Plan revisions up to Local Authority application stage

Agency Service:
We act as your agents for services approximately 3-4 months. Our services are completed after the Local Authority has reached their decision stage. Remember we are available after this service ends to answer any queries either you or your contractor my have with the plans.

Local Authority Application service:
Planning application
A Planning Application generally considers the effects of your development on neighbours, the locality and design.
We will compile and submit your application electronically to avoid any delays. We are registered as Planning professionals through the Planning Portal and the majority of our Planning Applications are now made online. We will administer your application through to decision stage, this process normally takes about 8 weeks.

Building Regulations Application
A Building regulation Application generally considers how it will be constructed.
We will compile and submit your application.

In most cases you will need to apply for Planning Permission and Building Regulation approval, once these applications are approved your contractor can start building work.
Once your Contractor has notified Building Control that they are starting work the Building Control Inspector will carry out site inspections to check that your Contractor is building to our approved plans and specifications. When construction works are completed you will receive a Completion Certificate to confirm that the works were finished to the satisfaction of Building Control. You may need this Certificate if you ever decide to sell the property.

Most Local Planning Authorities have residential design guidelines. If your design reflects these basic principles then Planning Permission is more likely to be granted. Please refer to our Downloads section for these guidelines.
Some developments are exempt from Planning Permission and Building Regulation Approval.
